GLASGOW’S WEST END SET FOR MAJOR NEW BUILD to RENT DEVELOPMENT - 'KELVIN LIVING'
A major planning application has been lodged by KR Developments to Glasgow City Council for a new housing development in Glasgow’s West End. The proposal is for 424 new homes and would represent a significant capital investment of over £90 million.
The development would be on the vacant land to the south of Beith Street/ Castlebank Street on what is the remainder of the former Partick Central Station site - between the West View and West Village student residences and to the south of the Lidl car park.
It will provide 424 new apartments - 34 studios, 213 one bed apartments, 142 two bed apartments, 36 three bed apartments - and will be based on a Build-to-Rent model operated by a management company with 24 hour on site presence. This will provide a high quality renting experience with prompt attention to resident's needs and continual high levels of service and maintenance.
The high quality design will have four linear blocks of apartments set in a garden landscape, with connecting colonnade entrance elevation and dramatic dual level roofscapes to all blocks, with unique rooftop terrace gardens. The visual quality is informed by the high rise student accommodation buildings already constructed on the adjacent land and will complete the development of this strategic West End site.
The development also includes generous outdoor garden amenity areas, a riverside promenade along the banks of the River Kelvin together with internal common amenity areas incorporating facility management functions, a gym, co-working space, lounge areas and residents cafe. This concept makes it an ideal model for the proximity to the University and the attractiveness of Glasgow's West End.
The site is very close to Partick Transport Interchange (5 minute walk) and ideally located with multiple forms of sustainable transport on its doorstep. It will also provide a strategic improvement to the vibrancy and vitality of the area, bringing many more customers to the retail, leisure and commercial businesses in Dumbarton Road, Byres Road and Finnieston.

All going well we hope to commence construction in Autumn next year with the first residents moving in by late 2023."
Planning permission has been obtained for the new student accommodation project at Goosecroft Road Stirling. Directly opposite Stirling railway station the development will be highly accessible for both the University and the City Centre amenities. It is anticipated that construction of the 106 bedroom development will commence in Spring 2021 with completion in time for the new student in-take in September 2022.
Construction of this 422 bed purpose built student accommodation development is now well underway and is scheduled to complete in time for the new student intake in Autumn 2021. The project is the first UK development site acquired by CA Ventures who will own and operate the property upon completion.
KR Developments secured a second UK project for CA Ventures at Dart Square, Sheffield. Robertson Construction have been appointed as main contractor and construction is well underway, with completion anticipated during August 2021. This new purpose built student accommodation development will have 250 bedrooms and is located directly opposite the University of Sheffield’s iconic Arts Tower.
KR Developments secured a third purpose built student accommodation development for CA Ventures at Dundee Street, Edinburgh. Construction of the project is ongoing and the 225 bedroom scheme is scheduled to complete in June 2021.
We completed the redevelopment of 151-155 George Street, Glasgow and sold the completed development to Empiric Student Property for £9.6 million in August 2017.
Originally constructed as a tobacco warehouse in the late 1800’s, the building was more recently used as offices by the University of Strathclyde. The building was redeveloped to provide high quality student accommodation comprising 87 self contained studios and 1 two bedroom apartment together with a gym, cinema, games room, common room, meeting rooms and laundry.
We purchased this small car park site in the heart of the Edinburgh’s Unesco World Heritage Centre from City of Edinburgh Council. We obtained detailed planning permission for a student accommodation development comprising 52 self contained studio apartments together with reception, meeting/common room and laundry.
Having undertaken an extensive archaeological programme of works and site preparation works, the new development was to be forward funded by Curlew Student Property in an agreed £8m forward funding deal. It was subsequently agreed that Curlew would purchase the development outright with K R Developments remaining as a joint venture partner.
A short distance from Glasgow University, this development was undertaken while at Macdonald Estates and comprised a 6 storey, 75 bedroom student residence leased to Kaplan and with a retail unit leased to Sainsbury’s at ground floor. The project was forward funded by Milton Keynes Parks Trust.
Construction was completed in August 2012 in time for the commencement of the new university academic year.
Following the successful completion of 1175 Argyle Street, another site close by was purchased in April 2013. The site was then developed in joint venture with Harwood Real Estate to provides a new 232 bedroom student residence. Complete with a sky lounge for studio residents, a gym, games room, common room and a communal garden the development provides excellent modern accommodation close to Glasgow University.
The building was sold on completion to AUB Student Property Fund and is now in the ownership of Unite.
